COMMERCIAL FINANCE

Commercial Mortgages

There are two types of commercial mortgages. The first is an owner-occupied mortgage, sometimes also referred to as a trading business mortgage. This is a mortgage that is secured on the premises that a business trades out of. The second is a commercial investment mortgage whereby a business or an individual invests in a commercial property on order to rent it out for profit.

The commercial mortgage market has expanded and diversified considerably over the last few years with more lenders offering commercial mortgages and funding. More people have decided to become self-employed and set up in business, so lenders have had to wake up to the fact that they need to diversify their business offerings and provide good quality services and competitive rates to attract new business.

A commercial mortgage can be secured against the following types of properties:

  • Residential investment property/buy to let
  • House of multiple occupation (HMO’s)
  • MUFB (Multi unit freehold blocks)
  • Retail and Commercial units
  • Offices
  • Garages
  • Warehouses
  • Professional practice premises
  • Hotels and licensed premises
  • Care homes
  • Land & agricultural

All of our mortgage deals are designed around our clients’ needs and cover the entire range of mortgage options including:

  • Repayment and Interest-only payment types
  • Fixed and variable rates
  • Arrangement fees added to the loan
  • Up to 80% funding available on an individual property and up to 100% funding with additional security provided
  • Short term VAT loans available to avoid you having to fund the VAT on a property purchase from your business cash flow

ANY PROPERTY USED AS SECURITY, INCLUDING YOUR HOME, MAY BE REPOSSESSED IF YOU DO NOT KEEP UP REPAYMENTS ON A MORTGAGE OR ANY OTHER DEBT SECURED ON IT. COMMERCIAL MORTGAGES ARE NOT REGULATED BY THE FINANCIAL CONDUCT AUTHORITY OR THE PRUDENTIAL REGULATION AUTHORITY.
